Its current site presents 2D and 3D floor plans, fixed furniture and room labels, hosted links, tours, videos, CAD files, appraisal-oriented reports, and gross living area reports. A user records the scan in the app and uploads it for processing rather than drawing the plan manually. Delivery times, available outputs, measurement coverage, and included revisions depend on the order and service level.
What CubiCasa does
The mobile app uses device sensors, machine vision, and processing workflows to interpret a property's rooms and dimensions. CubiCasa says a typical scan takes minutes and that many floor plans are returned within hours. It also publishes average accuracy figures and describes quality review, but those are vendor statements under its own test conditions. Furniture, mirrors, stairs, complex geometry, inaccessible areas, lighting, scan technique, device choice, and later edits can affect results.
For appraisal workflows, CubiCasa offers a Digital GLA product aligned with the ANSI Z765 measurement standard and provides API or software-development-kit options for businesses that want scanning inside another workflow. Alignment with a standard does not establish that every report is correct, accepted by a lender, or sufficient for a specific assignment. CubiCasa's terms state that results are not guaranteed to be accurate, complete, or reliable and put responsibility for reviewing outputs on the customer.
Who it is for
CubiCasa is most relevant to real estate photographers, listing agents, appraisers, inspectors, property managers, and software providers that need faster floor-plan capture. It can support marketing, documentation, valuation inputs, or operational records. It is not a licensed survey, title record, architectural drawing, permit set, engineering opinion, inspection, appraisal conclusion, or proof of legal square footage.
What to verify before adopting
Test representative detached homes, apartments, multifamily units, unusual layouts, stairs, basements, garages, additions, and obstructed rooms. Compare dimensions and area totals against an approved measurement method and define who reviews corrections before publication or valuation use. Confirm device support, offline behavior, turnaround, output formats, branding, revision limits, pricing, cancellation, data retention, image and model rights, user permissions, API limits, security evidence, support, and deletion. Ask the intended MLS, appraiser, lender, client, regulator, or insurer which standard and disclosures they require. Preserve original scans and clearly label virtual or derived outputs.
