Operators install Minut hardware in a property, set monitoring thresholds and quiet hours, and receive alerts through the application. The platform can organize properties, teams, presets, reports, and response workflows across a portfolio. Its current site also presents Call Assist, in which trained operators contact guests after qualifying noise events, and messaging tools for scheduled communication, a shared inbox, and AI-assisted answers based on content supplied by the host. A generated or automated message still requires approved house rules, escalation paths, and human oversight.
Minut's official integration documentation describes connections to booking channels, property-management systems, smart locks, thermostats, Zapier, and an enterprise API. Depending on the connection, Minut may import stay dates, guest names, phone numbers, listing content, or property mappings to trigger messages and operational automations. Availability varies by plan and integration. A listed connector does not establish that every field, region, account type, or workflow is supported.
Who it is for
Minut is most relevant to vacation-rental managers, hosts, aparthotels, hotels, student housing, and multifamily operators that need remote awareness across occupied units. It can complement a PMS, communication tool, access system, or local response team. It is not a camera system, emergency service, security guarantee, eviction service, air-quality laboratory, or substitute for on-site inspection and legally required life-safety equipment.

Pilot representative unit layouts, building materials, Wi-Fi conditions, occupancy patterns, quiet hours, HVAC systems, smoke sources, pets, and neighboring noise. Test sensor placement, calibration, battery and gateway failure, offline alerts, false positives, missed events, message delivery, language, guest replies, operator calls, and escalation. Confirm plans, hardware ownership, installation, disclosure and consent obligations, local noise and privacy rules, data fields imported from the PMS or OTA, retention, team permissions, audit exports, third-party processors, security evidence, incident response, support, cancellation, and data deletion. Keep human review before fines, removals, guest accusations, or emergency decisions.
